Booking terms
1. Parties and scope
These terms govern the reservation between the operator of Ötüken Stone House (Mıhlı Mahallesi, Cumhuriyet Caddesi No: 9, 17980 Küçükkuyu / Ayvacık / Çanakkale, Türkiye; registration no. 17-990), Oğuzhan Akça (sole proprietorship; Ayvacık Tax Office, tax ID 0180396831), and the guest. By requesting a reservation, the guest confirms that they have read and accepted these terms.
2. How a reservation is made
- The guest selects dates in the calendar and sends a request via WhatsApp or phone.
- The host confirms availability and the total price in writing (a WhatsApp message counts as writing).
- 50% of the total accommodation price is paid by bank transfer within a reasonable time stated in the confirmation. Bank details (IBAN) are sent in the written confirmation. If payment is not made, the request lapses and the dates may be offered to others.
- The reservation becomes firm once the deposit has reached our account. You may also pay the full amount in advance if you wish. The remaining 50% is paid on arrival, in cash or by transfer.
3. Prices
Prices are in Turkish lira, per night, for the entire house. Current nightly rates (weekday and weekend), the number of guests included, and the extra charge per person for the 5th and 6th guest are shown in the booking section of the website; the total is confirmed in writing when your booking is confirmed. The minimum stay is 2 nights. Firewood, barbecue charcoal and electric-vehicle charging are free. There is no additional cleaning fee. If a different rate applies to a special period, it will be stated in the written confirmation.
4. Cancellation and refunds

Refunds are made to the account the payment came from. Cancellation requests must be made in writing (a WhatsApp message counts); the time the request reaches us applies.
5. Right of withdrawal
Accommodation is provided for specific dates, so the 14-day withdrawal right for distance sales does not apply to these reservations; cancellations and refunds follow section 4.
6. Check-in, check-out and number of guests
Check-in is from 4:00 pm and check-out is by 11:00 am. Entry is by smart lock; the code is shared on the day of arrival. A maximum of 6 guests may stay. If more people than declared stay, the host may charge the extra-guest fee or end the stay.
7. House rules and liability
The guest agrees to follow the house rules shown on the website. Pets are not accepted. Damage caused by the guest or their companions to the house, its contents or surroundings is the guest’s responsibility. No damage deposit is collected. Children must be supervised by an adult at the pool. Guests are responsible for their own valuables.
8. Force majeure
If a stay cannot take place because of events beyond the parties’ control (natural disaster, fire, epidemic, official bans and the like), the parties will look for a joint solution; where possible the dates are changed, otherwise the amount paid is refunded.
9. Disputes
The laws of the Republic of Türkiye apply. For consumer disputes, the Consumer Arbitration Committees and Consumer Courts are competent within their monetary limits.
Privacy notice (KVKK)
Under Article 10 of Turkish Personal Data Protection Law No. 6698 (“KVKK”), we explain below how your personal data is processed.

Data we process
- Identity and contact: name, phone number.
- Reservation: arrival and departure dates, number of guests, requests and notes sent by WhatsApp or phone.
- Payment: account holder name and amount shown on the bank-transfer receipt. Card details are not collected through our website.
- Website use: device type, referring source and country (anonymous counters).
- Stay: information required for identity notifications where the law requires them.

Who receives it
Your data may be shared, only for the purposes above and as far as necessary, with our accountant, banks, website hosting and communication providers (for example WhatsApp), and legally authorised public bodies. Where service providers located abroad are used, transfers are made in line with KVKK Art. 9. Your data is not sold and is not shared with third parties for marketing.
Retention
Your data is kept for as long as the purpose requires and for the periods set by law (for example for invoice and ledger records), and is then deleted, destroyed or anonymised.
Your rights
Under KVKK Art. 11 you may: learn whether your data is processed; request information; learn the purpose and whether it is used accordingly; know the third parties it is transferred to; request correction of incomplete or inaccurate data; request deletion or destruction; request that these actions be notified to third parties; object to a result against you produced solely by automated systems; and claim compensation for damage caused by unlawful processing.

We answer applications within 30 days at the latest. You also have the right to complain to the Turkish Personal Data Protection Authority (KVKK).
Cookies and visitor data
This site does not set cookies. It uses your browser’s local storage (localStorage) for two purposes: to keep the latest calendar data so the availability calendar loads quickly, and to hold a daily marker so you are not counted more than once a day.
Anonymous visitor statistics: when you open the page, your device type (mobile/tablet/desktop), the source you came from (for example Google or Instagram) and your country are added to anonymous counters. The country is derived from your connection by our hosting provider (Netlify) and only visits from Türkiye are counted; no third-party location service is used. We do not store your IP address and do not link it to your identity.
Third-party content: the page loads resources from Google Maps (map), Google Fonts (fonts) and content delivery networks (for example Tailwind, unpkg). These services can see your IP address when the page loads and are subject to their own privacy policies.
You can clear or block local storage in your browser settings; some features, such as the map, may then not work.
